Reconsideration of Value (ROV)

Submit a formal request for the appraiser to reconsider the value of your property.

How to Submit Your ROV

The completed Reconsideration of Value Request Form will be forwarded to the appraiser for review. The appraiser will deliver a revised appraisal report with specific commentary explaining their conclusions.

Request Information

Examples: factual inaccuracies within the appraisal report; additional sold comparables that closed before the effective date; concerns regarding the conduct or bias of the appraiser. If more space is needed, attach a supplementary document to your email submission.

General Guidelines for Comparable Sales

  • Only include relevant comparable sales as of the effective date of the appraisal.
  • The comparable sale must be a finalized purchase — listings or contingent sales are not eligible.
  • The closing date must not exceed 12 months prior to (or later than) the effective date of the appraisal.
  • A minimum of two (2) comparables must be provided, with a maximum of five (5). Comparables must be in close proximity to the subject property.
  • If the subject property is within a subdivision, condo complex, or PUD, recent sales within the same community hold greater relevance.
  • The Gross Living Area (GLA) of comparables should be within ±20% of the subject property's GLA.
  • Comparables should share similar attributes: home style, lot size, GLA, bedroom/bathroom count, age, condition, and construction quality.
